While it may be true that restrictions on the landscaping and house painting can lead the property values in Deerhaven Acres to go up, the author’s arugument is filled with holes and obvious flaws, which dose not make a convincing case to persuade all the other houseowners in Deerhaven Acres to advocate his claim.

Although the nearby Brookville community did bring increase to their property values by adopting a set of restrictions seven years ago, it does not mean that seven years after, this kind of restriction still works for now. It is possible that the public’s interest has changed a great deal over the past seven years. People might get so interested in communities which have the same kind of wall painting, the same kind of garden landscaping seven years ago, but now they are more into communities that share nothing in common, they want their own style and do not share the same kind of landscaping with neighbors any more. Thus, the author’s suggestion about set some restrictions on the landscaping might not work out for now and may not attract more interests, which cannot lead to increase in their property values.

Even if the people’s taste now is approximately the same as seven years ago, adopting restrictions on houses might still not be a useful way to raise the property values in Deerheaven Acres. The author comes to this conclusion without showing a strong connection between the property value and the restrictions that the community adopts. Chances are that some other reasons might be responsible for the increase of the property values of the Brookville community, such as the prosperous in its nearby shopping center or the closeness to the newly built school around Brookville community. We just do not know. Consequently, before the author provides with a cogent evidence indicating the connection between the property values and the effects of the restrictions, other houseowners might not be persuaded by his claim.

The author comes to the conclusion that the adoptation of certain restrictions on the painting and landscaping of Deerheaven can cuase the property value to ascent, based on the assumption that conditions in Brookville community are exactly the same as Deerheaven, which may not be the case. Since these two are totally different communities, situations can vary quite differently. For example, the houses in Brookville are of the same size and same height, which means that the same kind of painting and landscaping can make a neat view that attract a lot of customers. However, the houses in Deerheaven are of quite different sizes, which would not give people a sense of neatness even if the houses are of the same painting and landscaping. Thus, untill the author shows evidence revealing this difference does not exist, we cannot say for sure that the restrictions in Deerheaven Acres can have the same property value ascent as the Brookville.

Above all, a neat, beautiful communities might be able to attract a sea of buyers which can lead to increase in the property values, but before the author can eliminate all the flaws in his argument, the other houseowners might not be persuaded into following this restriction.
